1. Work Out What You Can Afford

Before you start house-hunting, get a clear picture of your budget. Factor in your deposit, mortgage eligibility, monthly repayments, and extra costs like solicitor fees, surveys, and stamp duty (if applicable).

2. Get a Mortgage Agreement in Principle (AIP)

This is a certificate from a lender confirming how much they’d be willing to lend you, based on an initial financial check. Having an AIP shows sellers and estate agents that you’re serious — and helps narrow down your search.

3. Start Your Property Search
